CONFIRMATION DETAILS

Check-In time: 4 pm CST or after.
Check-Out time: 10 am CST or earlier.

Anyone staying past 10 am on Check-Out Day will be charged for an extra day!!

Check-in instructions will be provided the week prior to your reservation.

NO SMOKING and NO PETS permitted on the property or in the home.

Vacationing students or singles under age 23 are not permitted to rent our home unless accompanied by an adult guardian or parent and approved by owners.

There is a $20 charge for each key not left in the home at departure and a $50 fee for all lockouts.

Maximum Occupancy: All prices reflect 12 persons or less. It will be considered a breach of contract if unpaid guests are found on the property. Immediate eviction of total group will result and all monies will be forfeited.

Damage Deposit: A damage deposit of $600 is required, refundable within 14 days of departure if no damages are incurred, HOME IS LEFT IN THE ORDER IT WAS FOUND and there have been no other violations of rental policy. If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other violation of rental policy, damage deposit will be used to offset expenses. If damages exceed damage deposit, tenant is responsible and will be billed the difference.

Private Pool to be used by registered guests only. It is the sole responsibility of the renter to limit and enforce access to the pool and maintain the safety of all individuals.

Sheets and towels are provided, however we ask that you bring your own BEACH towels. Toilet paper and trash liners are provided UPON ARRIVAL ONLY.

Trash bins must be pulled to the curb on trash days and brought back by evening of same day.

Owner is, by Florida law, allowed to enter home at any time if any actions that might breach this contract are suspected. Owner may also enter home to check A/C filters or any other reason to maintain security and comfort of tenant.

A "courtesy call" or e-mail will be given 37 days prior to check-in to remind you to send Balance Due. If any money due has not been paid 30 days prior to check-in date, then reservation will be considered cancelled and all prior money paid will be forfeited.

This is a private home and we ask that you keep it clean and beautiful for future tenants and hopefully your return trip! Owners are not responsible for any damage to guest vehicles or personal property; any accidents, injuries or illnesses that occur or any loss of personal belongings.

PAYMENT OF ANY AND ALL RENTAL MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN

CANCELLATION POLICY

Cancellation Fee: 25% of Weekly Rate if > 37 days before Check-in Date. If reservation is cancelled 37 days or less before check-in date, all money sent will be forfeited.

Cancellation or early departure due to inclement weather does not warrant a refund. If a Mandatory Evacuation order is given, refunds will only be given by your Travel Protection policy/agent, but you must have purchased coverage before the storm was identified and/or named (check internet for travel protection agencies).
